The planning board published its decision this week.

Plans for 12 homes in Cavan town have been refused planning permission by An Bord Pleanála.

Cavan County Council had approved the plans from Vogue Homes in December but that decision was appealed.

This development would have consisted of a two storey terraced block containing eight two and three bed units, one three storey block with three apartments and a three bed semi-d.

They were planned for a site on Farnham Road in Cavan town.

Cavan council had approved the plans subject to 23 conditions but this was appealed to the planning board.

Concerns over a septic tank for a neighbouring house, which is located on the site, and a right of way to it were among those raised, as well as the legal standing of the company which had applied for planning permission.

An inspector from the planning board ultimately considered those issues were civil matters and not for their consideration.

In its report, An Bord Pleanála said the development would not have complied with the "development management standards" set out in the Cavan development plan.

It said there would be a lack of communal open space for the apartments in the development and "poor distribution and quality of the public open space on the site".
